Terms of Service
These Terms of Service ("Terms") are an agreement between you and Streetwise Software Online ("we", "us") for your use of RentRoll, an online rental-property accounting app for landlords built by Streetwise Software Online · SWSO (the "Service"). By creating an account you agree to these Terms and to our Privacy Policy. Please read the sections on automatic renewal, cancellation and limits of liability carefully.
Who can use the Service
You must be at least 18 and able to enter into a contract. If you use the Service for a business, you confirm that you are allowed to accept these Terms for that business, and "you" includes the business.
Your account
Give accurate sign-up details and keep your password private. You are responsible for what happens under your account. Tell us straight away at [support email] if you think someone else has used it.
Trial
New accounts get a 15-day trial with every feature, for up to 15 units and 3 portfolios. No payment card is needed, and the trial never turns into a paid subscription by itself. There is no unpaid plan: to keep using the Service after the trial, choose a paid plan. If the trial ends without a paid plan, your account is locked to export-only: you can still sign in, export everything in every format (including a full JSON backup), subscribe, or delete your account. 7 days after the lock, the account and all of its data are permanently deleted. You only pay if you choose a paid plan.
Plans and prices
- Pro — $19.00 per month or $190.00 per year: up to 40 units and 2 portfolios, automatic rent and late fees, Schedule E and financial reports, and QBO, QFX, OFX, Excel, CSV and PDF exports
- Business — $39.00 per month or $390.00 per year: unlimited units and portfolios, owner statements and QuickBooks Desktop IIF exports
Prices are in US dollars and include every mandatory fee we charge. Sales tax, where it applies, is calculated and shown separately at checkout before you pay. Paid plans are billed in advance through Stripe, either monthly or yearly (you choose at checkout), starting on the day you subscribe.
Automatic renewal
Paid plans renew automatically and the card you used is charged until you cancel: every month at the monthly price on monthly billing, or every 12 months at the yearly price on yearly billing. Before you check out we show the price, the billing frequency and how to cancel, and we ask you to tick a box agreeing to automatic renewal. Stripe emails a receipt for each payment.
- Yearly reminder. At least 25 and no more than 40 days before each 12-month anniversary of your subscription (on yearly billing, before each yearly renewal charge), we remind you that it will keep renewing, at what price, and how to cancel.
- Price changes. We will tell you by email at least 7 and no more than 30 days before a new price applies to you, with instructions for cancelling. If you do not want the new price, cancel before it takes effect.
Cancelling
You can cancel at any time, online, in one step: open Plan & billing in the app and press Cancel subscription. You do not need to call, email or talk to anyone. You can also cancel in the Stripe billing portal ("Manage billing") or by emailing [support email]. Cancellation takes effect at the end of the billing period you have already paid for (the month on monthly billing, the year on yearly billing): you keep full access until then and are not charged again. After that, your account is locked to export-only: you can still sign in, export everything in every format (including a full JSON backup), subscribe, or delete your account. 7 days after the lock, the account and all of its data are permanently deleted. Subscribe again before then to keep everything. Details are in our Refund & Cancellation Policy.
Your data
Everything you enter or import stays yours. You give us permission to store, copy and process it only as needed to run the Service for you, back it up and keep it secure. You can export it at any time and delete it by deleting your account. You are responsible for having the right to put information about other people into the Service, such as tenants, applicants, owners and vendors, and for keeping it secure and using it lawfully.
Acceptable use
Do not use the Service to:
- break any law, or record, hide or move money for fraud, money laundering or other illegal purposes;
- store information you have no right to hold, or other people's information without a lawful reason;
- upload malware, try to break in, probe for weaknesses, overload the Service or get around plan limits;
- copy, scrape, resell or rent access to the Service, or reverse engineer it except where the law allows;
- harass anyone or store unlawful, infringing or abusive content.
- use the Service in a way that breaks fair-housing, tenant-screening, security-deposit or debt-collection laws.
We may suspend or close an account that breaks these rules, normally after warning you unless the problem is serious or urgent.
Not financial, tax, accounting or legal advice
RentRoll is a record-keeping and calculation tool. Rent rolls, late fees, Schedule E summaries, depreciation schedules, owner statements and cash-flow figures are calculated from what you enter and the settings you choose. Late-fee, security-deposit and notice rules differ by state and city, so confirm they fit your leases and local law. Reports, totals, forecasts and exports are only as accurate as the information you enter and are provided for your convenience. Nothing in the Service is financial, investment, tax, accounting or legal advice. Check important figures yourself and ask a qualified professional, such as a CPA, enrolled agent or attorney, before making decisions or filing anything.
Exports in QuickBooks, Quicken, Xero, Excel and other formats are made to be compatible with those products; review imported data before relying on it. RentRoll is not affiliated with or endorsed by Intuit, Xero or Microsoft, and their product names belong to them.
Third-party services
Payments are processed by Stripe under Stripe's own terms. We are not responsible for services we do not control.
Changes to the Service
We keep improving the Service and may change or remove features. If a change materially reduces what your paid plan includes, we will tell you in advance and you may cancel; if you have prepaid for a month or year you no longer want because of that change, we will refund the unused part. We aim to keep the Service available but do not promise uninterrupted access; planned maintenance may cause short interruptions.
Ending the agreement
You can stop using the Service and delete your account at any time. We may end the Service or your account with 30 days' notice, during which you can export your data; if we do so for reasons other than your breach of these Terms, we will refund any fees you prepaid for time after the end date.
Ownership of the software
The Service, its design and code belong to us and our licensors. While your account is active you may use the Service for your own personal or business purposes under these Terms.
No warranty
The Service is provided "as is" and "as available". To the fullest extent the law allows, we disclaim all warranties, express or implied, including fitness for a particular purpose and that the Service will be error-free or uninterrupted. This does not affect any rights you have by law that cannot be excluded.
Limitation of liability
To the fullest extent the law allows: we are not liable for indirect, incidental, special or consequential losses, or for lost profits, revenue or data; and our total liability for all claims relating to the Service is limited to the amount you paid us for the Service in the 12 months before the claim, or $100 if that is more. Keep your own exports as a backup. Nothing in these Terms limits liability that cannot be limited under applicable law, including Colorado law.
Indemnity
If you use the Service for a business and a third party makes a claim against us because of information you put into the Service or your breach of these Terms, you will cover our reasonable costs of that claim.
Governing law and disputes
These Terms are governed by the laws of the State of Colorado, without regard to its conflict-of-law rules. Please contact us first so we can try to fix any problem informally. Any dispute that cannot be resolved informally will be handled in the state or federal courts located in Mesa County, Colorado, unless the law of the place where you live as a consumer gives you the right to bring it there. Nothing in these Terms takes away consumer-protection rights you have under the law where you live.
Changes to these Terms
If we make a material change, we will tell you by email or in the app at least 30 days before it applies. If you do not agree, you can cancel before then. Continuing to use the Service after a change takes effect means you accept the new Terms.
